How this estimate works

Most online estimates are a national black box. Ours is built entirely on real, recorded Kootenai County data — and we show our work.

  1. Step 1

We start with your home's assessed value

The Kootenai County Assessor values every property for its size, quality, age, and lot. We use that as the baseline — so a cottage is never priced off a mansion.

  2. Step 2

    We find your true comparables

We pull the 8 closest homes that actually sold near you and are of similar assessed value — real arm's-length sales only, with family transfers, bulk deals, and $1 transactions removed.

  3. Step 3

    We measure the local market

For each of those sales we compare what it sold for against its assessed value. The typical ratio tells us how much homes in your immediate area are currently selling above or below assessment.

  4. Step 4

We apply it to your home

Your assessed value × that local ratio = your estimate. We show you the exact comparable sales we used, so you can see the math — nothing hidden.

How accurate is it?

Tested against 500 recent Coeur d'Alene–area sales, our estimate landed within about 6% of the actual price for the typical home, and within 20% for roughly 6 in 7 homes — on par with national estimators, but built entirely on local sold data.

What it can't see

It's an estimate, not an appraisal. It won't know about a recent remodel the county hasn't recorded, a one-of-a-kind property with no real comparables, or a brand-new area with thin sales data. For those, Errin can give you a true market analysis — call (208) 659-2341.
